Rates define the prices guests pay for accommodations. In Maxxton, you structure pricing with rate types and rate options, and can apply dynamic pricing to optimise revenue and occupancy.

All accommodation rates are imported or created, including VAT, which is calculated per resource and forms part of the total guest price.

Rate structures

A rate type is a specific price charged for the same accommodation, depending on the distribution channel. It helps you segment your distribution strategy, for example, differentiating between direct website bookings, resellers, or tour operators.

Rate types determine which price applies per channel or currency. They can be derived from other rate types, for example, by adding 5% to a base rate, with configurable rounding.

Every rate type has rate options. These define the conditions to apply different prices for the same accommodation, depending on the length of stay:

  • Nightly rate options: You set a price per night; the total equals the nightly price multiplied by the number of nights (e.g. 4 × €100 = €400). Use nightly rates for granular, dynamic control.
  • Length of stay (LOS) rate options: You set a single price for the entire stay length (e.g. "4 nights = €350"), independent of a nightly breakdown. Use LOS rates to steer booking patterns and reward longer stays.

Derived rate options update automatically when the base rate type changes.

Dynamic pricing

Dynamic pricing automates rate adjustments based on real-time demand, occupancy, and booking patterns. The system optimises prices daily to maximise revenue and occupancy. The key concepts of dynamic pricing are:

  • Collections: A group of accommodation types with similar features or reservation behaviour.
  • Strategies: For each Collection, you can set a strategy. A strategy is a predefined approach to calculate the optimal price to achieve occupancy or revenue goals.
  • Monitors: Monitors if a predefined threshold has been exceeded in terms of reaching your goals. In that case, a notification is sent to the Notifications page.
  • Insights: A summary view of pricing and reservation metrics, such as occupancy, average daily rate, and total revenue, across a group of accommodations over a defined period.
  • Optimised Rates: After reviewing the insights, you may choose to adjust your rates. Maxxton provides suggested Optimised rates, which you can either apply or manually override.
