Rentability defines when a resource can and cannot be booked. It is based on parameters and conditions that reflect your business logic. You can create multiple rentability rules to optimise occupancy and respond to varying demand. Rentability rules are grouped into rentability sets, allowing you to easily apply the set of rules to specific accommodation types and distribution channels in your representations.

A rentability rule determines whether a booking can be made. You can configure a rule using the following parameters:

  • Stay dates: the date range when the guest stays at a location.
  • Book dates: the date range when the reservation is created.
  • Length of stay: the minimum and/or maximum number of nights.
  • Arrival and departure days: the days guests can arrive or leave (for example, Mondays only).

In addition to the standard parameters in rentability rules, two extra parameters let you fine-tune occupancy and respond to changing demand.

  • Deviation: the number of days before arrival when booking is allowed. You can use this to deviate from a default rule, such as reducing the minimum stay closer to arrival to maximise occupancy.
  • Gap: the number of days required between bookings (for example, for cleaning). This option is not standard and requires a feature flag. Contact Maxxton for more information.

Tips

  • Use multiple rentability rules to reflect seasonal demand or holidays. To manage rules efficiently, group them into rentability sets. You can apply a rentability set to multiple resources in bulk.
  • If you need to apply different rentability for a specific resource, configure rentability rules directly on that resource.
 

Create rentability sets

You can create rentability sets one by one, or in bulk through the import functionality. Within the import file, you can utilise the files to create rentability sets, rules, and link them to your representations.

Create a rentability set

  1. Navigate to Revenue Manager.
  2. Open the Configuration menu and select Rentability sets.
  3. Select Create rentability set (bottom right).
  4. Enter a name and a code.
  5. Select a location. To use inheritance, link the set to the highest location in your hierarchy.
  6. Enter the usage date range (from–to).
  7. Select Create. Your new set opens.
  8. Go to the Rentability rules panel.
  9. Select Add rentability rule.
  10. Configure the rule parameters, or copy them from an existing rule.
  11. Link rentability to the representation of resources. You can do this from the rentability set panel or from the resource details page.

Import rentability sets

  1. Navigate to Revenue Manager.
  2. Open the Configuration menu and select Rentability sets.
  3. Select Batch update (top right).
  4. Select Download template and choose the template for the action you want to perform.
  5. Tip: You can also download existing rentability rules here. This helps you review what is already configured and how your new rules overlap or follow existing rules.
  6. Fill in the required fields in the template and save the file.
  7. Return to Maxxton Software (Batch updates) and select Import.
  8. Upload the completed file.

Note

There is a limit to how many rentability rules can overlap in a single stay period when using deviation. If you cannot add a new rule, review existing overlapping rules first.Edit rentability

 

 

Edit rentability rules

To edit a rentability rule, open the rule and select the pencil icon. Then choose how to handle overlaps:

  • Split/block by period only: only one rule per period is allowed. Overlapping rules are split or blocked.
  • Split/block by period and arrival weekdays: multiple rules are allowed if arrival weekdays differ. Overlapping rules with common weekdays are split or blocked.

Example

  • Existing rule: Stay period 1–30 January | Arrival days: all weekdays | Length of stay: 3
  • New rule: Stay period 1–30 January | Arrival days: Monday–Wednesday | Length of stay: 4

Result

  • Stay period 1–30 January | Arrival days: Monday–Wednesday | Length of stay: 4
  • Stay period 1–30 January | Arrival days: Thursday–Sunday | Length of stay: 3

Review your rules and select the option that best matches your business case.

Delete rentability sets and rules

  • You can delete a rentability set only if it is not linked to a representation. If it is still linked, archive it instead.
  • You cannot delete rentability rules if they are used in reservations. If a rule should no longer apply, adjust the book dates and/or stay dates instead.

Warning

Changes to rentability can affect existing reservations. Always check before making adjustments.
